Appraisals / Valuations

The Revenue Commissioner is responsible for determining property value (based on guidelines set by the Alabama Department of Revenue which must, by law, be set according to "fair and reasonable market value." Your property may not be for sale, but the local county appraiser must set the value of the property as if it were sold in an "arms length" transaction between a "willing buyer and a willing seller," neither being under pressure to sell.


The Baldwin County Revenue Commission appraises real property (which includes land and improvements) and business personal property (which refers to any items used in any business that are movable or not permanently fixed to the land) annually.

Appraisals are done a year in arrears, meaning appraisals are based on the property the way it was on October 1st of the previous year (for example, 2016 property appraisals are based on the property as it was on October 1, 2015).



Appealed Property Values

  • Annual Valuation Notices are completed in late April of every year.  Valuation Notices are mailed to all new owners and for all parcels that had a value increase of over $2,000.00.  All values are posted on the Baldwin County website at the following link: Search and review your property taxes here. 
  • If you choose to appeal your property value with the Board of Equalization, there is a 30 day period for the posted values to be appealed.  ​Appeal Information.

If you disagree with the valuation estimates an appeal can be filed with the Board of Equalization. At that time, appeal forms will be available on this site, which can be sent via email ​to propertyappeal@​baldwincountyal.gov
